A nationwide slowdown in population growth occurred last year, according to new estimates from the U.S. Census Bureau, but housing growth continued to expand throughout much of the country.<\/p>\n

Housing stock, which is the total number of housing units, reached 148.3 million in 2025, an increase of 1.4 million (1.0%) from 2024.<\/p>\n

<\/p>\n

It\u2019s nearly identical to the increase over the previous one-year period. From April 1, 2020, to July 1, 2025, the housing stock increased by 7.8 million (5.5%).<\/p>\n

The house stock growth was even more pronounced in South Carolina. Here are the Palmetto State\u2019s annual housing unit changes:<\/p>\n

SC cities and towns didn\u2019t have the fastest-population growth between 2024 and 2025, compared to other areas in Southern states, such as Texas, Florida and Alabama, but the Palmetto State had one of the highest annual percentage increases in housing units in the nation.<\/p>\n

In 2024, SC had around 2,532,220 housing units, and in a year, that number grew to 2,579,744, an increase of 47,524. For both years, SC ranked 23rd<\/b> in the county for its housing stock.<\/p>\n

<\/p>\n

Out of all the states, SC had the 3rd<\/b> highest annual percentage increase in housing units (1.9%), right behind Idaho (2.1%) and Arizona (2.0%). In the previous year, SC had the 8th<\/b> highest annual percentage increase.<\/p>\n

There wasn\u2019t a single SC county that saw a decline in housing units, and most counties had at least a 0.5% increase in housing units, as shown on this graphic:<\/p>\n

Jasper County took the crown in 2025 as it had the nation\u2019s fastest-growing housing stock for the second year in a row, according to the Vintage 2025 estimates, and by a wide margin.<\/p>\n
