This $5M historic home in SC just broke a sales record. Take a look

A century-old estate known as Oakleaf recently broke the record for single family home sales in the city of Greenville with a $5 million deal.

Located at 22 Bennett Street on the edge of downtown Greenville, the property is almost three acres and includes a 6,500 square-foot main house, a carriage house, guest house and garage. The total square footage is 9,300.

Joan Herlong, founder and chief executive officer of Herlong Sotheby’s International Realty, represented the buyers. She held the previous record for highest sale in Greenville at $4.5 million.

The listing agent was Andy Turner of Coldwell Banker Caine. The property was listed at $5.9 million and under contract within days.

“This milestone reflects the continued demand for Greenville’s most exceptional properties and the strength of the luxury market across Upstate South Carolina,” Herlong said. “My clients had been looking for something with acreage inside the city limits for over three years, which is a tall order inside the city limits and 22 Bennett had what they were looking for and more.”

The house, which dates to the 1920s, is surrounded by oaks, magnolias, and curated gardens.

It was built around 1921 by Clifton Corley, a local mill executive, in the East Park Historic District.

Corley was a co-founder of the first mill in South Carolina to make plush velvet fabrics for furniture and stage curtains.

The main residence has five bedrooms and six-and-a-half baths. A renovation was influenced by English manor house design and included updates such as a main-level primary suite with garden access, chef’s kitchen, and wine cellar.

The primary suite has vaulted ceilings, expansive windows, and access to a private garden terrace. The in-suite bath has marble finishes, dual vanities, a free-standing soaking tub, glass-enclosed shower, two closets and two water closets.

The main house has a chef’s kitchen, center island, and gathering areas. There is a den, wine cellar with original brick accents, and flexible spaces for work or leisure as well as a game/recreation room and 540-square foot great room.

The guest house and carriage house each have a kitchen, bedroom and bath.

“The estate is uniquely suited for multigenerational living or a true retreat-like setting,” the listing says. “Winding brick walkways, manicured courtyards, and layered outdoor spaces create an atmosphere that feels both intimate and expansive — ideal for gatherings, quiet moments, and everything in between.”

There is also a partially finished basement.

Herlong has been in real estate since 1993 and founded AugustaRoad.com Realty in 2011. She became the best-selling Realtor in Greenville in her first year. She was affiliated with Sotheby’s International in 2017.

Between 2012 and 2021, Herlong personally closed deals in excess of $388 million, more than any individual or team in the Greater Greenville Multiple Listing Service (GGAR).
