South Carolina is experiencing a surge in population growth, and the state’s housing market is constantly changing because of this increased demand.

Even though the Palmetto State was ranked one of the worst states to move to in the U.S. for 2026, people are still arriving in hordes, driven by affordability and an ever-developing housing market.

But is the SC housing market becoming more welcoming to transplants who want to settle or in-state residents who want to relocate? Here are the latest housing market trends in SC:

How much more expensive are SC houses?

While the average house price in SC hasn’t had any drastic changes in the past three years, houses are still selling for record amounts.

According to Redfin, a real estate marketplace, in June 2026, home prices in South Carolina were up 2.8% compared to last year, selling for a median price of $359,873.

Other SC housing market trends

Last year, only 7,337 homes were sold in June. This year, in June, there were 7,601 homes sold, a 3.6% increase year-over-year.

More houses have been sold, prices have increased, and houses have spent more days on the market. The median days on the market for a house were 77 days, up six days from last year.

This year, 43,992 homes were listed for sale, an increase of 5.7% from last year. However, there is a small decrease in the number of newly listed homes, down 0.88% from last year. There are still four months of housing supply, which hasn’t changed.

How competitive is SC’s housing market?

There’s good news for buyers.

The percentage of homes sold above the listed price has gone down considerably in the past several years. In June 2022, 36.9% of homes in SC were sold for more than their original listing price. This year, only 12.6% of homes were sold for a higher price.

In June 2022, only 10.9% of houses had a drop in price. This year, that percentage nearly doubled and is currently 20.7%.

  • Garden City: 18.9% price increase
  • Lake Wylie: 18.2% price increase
  • Anderson: 18.1% price increase
  • Clemson: 13.6% price increase
  • Port Royal: 11.8% price increase
  • Lugoff: 11.7% price increase
  • North Augusta: 9.6% price increase
  • Bluffton: 8.7% price increase
